Building Code Australia (BCA) Consulting

2.1 DA BCA Capability Statement

An upfront report submitted with your Development Application (DA) to assure the consent authority that the proposed design is fundamentally capable of meeting the technical requirements of the BCA. This strategic statement reduces council review time and demonstrates the project’s viability, giving your DA a competitive advantage and signaling confidence in your compliance approach.

2.2 BCA Report

A detailed analysis of architectural plans against the prescriptive requirements of the BCA. We provide clear advice on compliance with the Deemed-to-Satisfy provisions of the BCA. We deliver a definitive report, allowing you to proceed to the Construction Certificate stage with confidence and precision.

2.3 As-Built BCA Audit Report

Comprehensive auditing of existing commercial or industrial buildings, including tenant fit-outs or changes of use, to confirm their current compliance status against the BCA. This report is essential for due diligence on property transactions, leasing agreements, and ensuring legal compliance for insurance purposes, clearly identifying any areas that require regulatory upgrades. Council may request this as part of the Building-Information-Certificate (BIC) application.

2.4 Performance Solution Report

When prescriptive BCA requirements are impractical or cost-prohibitive, we develop detailed Performance Solutions to achieve the same safety and performance levels using alternative designs. Leveraging our Unrestricted expertise, we prepare the necessary technical documentation, liaise with fire authorities (if required), and justify the alternative design to the PC/Council, unlocking innovative and cost-effective construction methods.
